Legal Framework

Rental agreements in India are governed by the Registration Act 1908 and Transfer of Property Act 1882.

Registration Act 1908, Section 17: Leases of immovable property from year to year, or for any term exceeding one year, or reserving a yearly rent, must be registered. Agreements for 11 months fall outside this requirement — hence the standard 11-month format.

Transfer of Property Act 1882, Section 105: Defines a lease and the rights and obligations of lessor (landlord) and lessee (tenant). A written agreement with clear terms is enforceable; verbal leases are difficult to prove.

Stamp duty (Telangana): Stamp duty for an 11-month rental agreement ranges from ₹100 to ₹500 depending on monthly rent. E-stamping through licensed vendors is legally equivalent to traditional stamp paper.
